Village-core access is the bottleneck
Narrow streets, heritage-protected sightlines, and limited staging. Some village addresses require hand-carry from the road. We confirm access during quoting, and we factor any hand-carry distance into the crew time line — not surfaced as a surprise on event day.
Heritage venues skip the marquee
Historic Site, Bedford Landing’s heritage character, and Glover Road’s older properties typically run on chairs, tables, and lighting rather than full tent setups. Small-scale Chiavari + banquet + bistro is the most common Fort Langley village booking.
River and farmland wind
Bedford Landing’s Fraser River frontage and Derby Reach’s open zones both produce afternoon wind that village-interior addresses don’t see. Sidewalls year-round for outdoor receptions; ballasted weights for waterfront installs.
Per-item pricing
The same on a Glover Road acreage as in the village core. Our 5ft round table is one rate, full stop. The line that changes is delivery — access, distance, hand-carry — never the per-item rate.
Bedford Landing condo and waterfront events
Bedford Landing’s mix of waterfront condos and townhomes has grown into a regular slice of our Fort Langley calendar — milestone parties, engagement celebrations, and smaller wedding receptions on Fraser River-facing balconies and shared courtyards. Condo events need freight-elevator dimensions and weight ratings confirmed before quoting; courtyard events need ballast (most Bedford Landing common areas don’t allow staking) and almost always sidewalls. The river breeze is meaningful enough that even a summer cocktail hour wants windbreak. An 80-guest Fort Langley village wedding rental order
For a smaller 80-guest Fort Langley wedding — say a Saturday in August at the Historic Site with reception at a Glover Road acreage — a typical rental order looks like:
- 80 × white Chiavari chairs (ceremony at the Historic Site, then re-staged at the Glover Road reception)
- 10 × 5ft round tables for the reception
- 5 × 6ft banquet tables (head, gift, cake, DJ, registration)
- 1 × 12×16 portable dance floor
- 2 × cocktail highboys for the cocktail hour
- Bistro string lighting (Glover Road reception)
- Optional: 1 × 20×40 marquee tent if the reception is fully outdoors
Setup at the Historic Site runs 2–3 hours (chairs only); the Glover Road reception adds 3–4 hours for tables, lighting, and (if booked) marquee. Both quoted up front.
