01Two anchoring systems
Grass and farm soil: engineered ground stakes, after we look for irrigation. Driveways, parking lots, and most Richmond parks: ballast — you cannot put steel in that ground.
Patio and deck is a third problem (ledger, posts, no staking through membrane). That already has its own guide.
- Grass → stakes (sprinklers first).
- Driveway / Richmond → ballast.
- Deck/patio → read the patio post, not this one.
02Slope
We will not install on a slope steeper than about 5% without a platform conversation. Langley acreage lawns look flat until the 20×40 goes up.

Ballast vs stakes is not a different tent price. 20×40 is still $1,100. Delivery from $175 still applies. If ballast trucks extra weight, we quote it before you pay — we do not surprise you at 7 AM.
Park permits are on you; we will tell you when a city wants engineered drawings. Read permits.
'Just stake the driveway, it's only asphalt' is how you meet a paving contractor later. No.
Richmond: assume ballast. Do not promise your guests a staked look in a photo if the park forbids it.
A real hold, not a “from” price: 20×40 marquee on ballast (driveway / Richmond) — same tent price is $1,100.00 CAD before tax on the published list. Twenty-five percent is $275.00 in RentKit the day you book. Balance $825.00 before the crew rolls from 9317 188 St, Surrey. Marquee frames stay on our truck — they are not a warehouse pickup. Delivery starts at $175, quoted to the pin so Vancouver and Harrison are not a 7 AM surprise.

Deck/patio: tent over a patio. Parks: tent permits. Walls in rain: sidewalls. The money URL is /tents — not another blog. If a competitor quote is missing install, spare chairs, or teardown, it is not comparable to this number. We install 200+ events a year across Surrey, Langley, Vancouver, and the Fraser Valley; the CAD on /pricing is the CAD on the invoice.
